Santa Susana Knolls and Box Canyon are county, not city, and permit through Ventura County. The flat tracts sit largely outside both maps.

ADU Permits, Plan Check and the Simi Valley Desk

Permits run through the City of Simi Valley Department of Environmental Services, 2929 Tapo Canyon Road. The Planning Division issues a ministerial Zoning Clearance for an accessory dwelling unit or JADU under SVMC 9-44.160; Building & Safety runs plan check and inspections. Submittals go through the Customer Self Service portal after registration; staff review each package for completeness first, five to ten business days, then email a link to pay plan check fees, and plan check starts after payment. A detached unit is one story and 18 ft. Side and rear setbacks are 4 ft, with 6 ft to the house. A new detached ADU of 800 sq ft or less meets only the basic setback and design standards. Over 800 sq ft, Table 4-6 governs the whole structure: a 20 ft front setback and side- and rear-yard coverage limits. No windows above the first 10 vertical feet of any wall plane.

Overlays come first. A native oak 5 inches across at chest height is a protected Mature Tree under Chapter 9-38, so we survey the trees and site the unit to keep them; removing one takes a Tree Removal Permit from Planning. Fire-zone parcels bring Ventura County Fire into the review for access and hydrant flow. The 2026 state clocks run on top: the city has 15 business days to say in writing whether the application is complete, or the application is deemed complete. From a complete application it has 60 days to approve or deny. Silence past 60 days is deemed approval.
