Kitchen Remodels in Ventura, CA - Master Construction

Most of the kitchens we remodel in Ventura sit inside houses built before 1980. That changes the job. A midtown tract kitchen needs its panel and supply lines addressed before anyone talks cabinets, and a bungalow off Main Street needs a structural plan for the wall between the kitchen and the living room. Master Construction has been remodeling kitchens here since 1994, from our showroom at 1450 E. Thompson Blvd, with our own crews and a general contractor's license (Lic. #1027281) behind every one. The county-wide practice lives on our kitchen and bathroom remodeling page.

What Ventura's Climate Does to a Kitchen

Salt air corrodes cabinet hardware. The marine layer moves indoor humidity up and down nearly every day, and wood doors move with it: swollen in June, shrunk by October, finish checking after enough cycles. Within a few blocks of the beach, hinges pit, drawer slides stiffen, and appliance fronts show rust freckles years ahead of schedule. We tear out kitchens that failed this way every year.

The house sets the rest of the scope. Downtown and Avenue bungalows from the 1920s hide undersized framing above the wall most owners want removed. The midtown and College-area tracts, built 1950 to 1979, still run original galvanized pipe, and their panels were sized decades before induction ranges and EV chargers existed. Pierpont kitchens sit on slab, close to the water table, and ground moisture will ruin the wrong flooring from below. Each of these prices differently.

The countermeasures are specific. Every slab gets a moisture test before flooring is ordered. Cabinet boxes are plywood, not particleboard, with finishes rated for humidity swings. Hardware near the beach is coated or marine-grade. Range hoods duct outside, always: a recirculating hood dumps cooking steam back into a house that is already damp, and we will not install one.

Custom Layouts and Cabinetry, Designed for the House

Layout comes first. We draw each kitchen from the household's cooking pattern: who cooks, how many cook at once, where everyone else stands while it happens. Then the structural questions get answered on paper. Does the wall to the living room carry load? What beam replaces it, and can it sit flush in the ceiling? Where can a range vent physically run? Design and construction are the same company here, so the drawing you approve is one we have already priced and know we can build.

Cabinets take the largest share of most kitchen budgets, and they are where coastal shortcuts surface first. We install custom and semi-custom lines with plywood boxes, hardwood faces and soft-close hardware rated for salt air. Particleboard swells at the seams after a few humid summers; we have replaced enough of it to stop installing it. Interiors get planned around the equipment you own: full-extension slides, corner pull-outs, a landing zone beside the range.

Our showroom at 1450 E. Thompson Blvd carries door samples, counter material and hardware you can hold. Pick combinations under real light instead of from a screen. Cabinet lead time runs longer than any other material in the job, so selections lock first and the order ships before demolition starts.

Why Ventura Homeowners Choose Us

We build houses, so nothing inside a kitchen is exotic to the crew. Bearing walls, gas reroutes, drain relocations, panel upgrades: our own people do that work, under one contract, on one schedule. No broker layer. No waiting on a sub who took a bigger job.

Pricing follows the same logic. We walk the house, write a fixed scope, and list the failures we expect to find behind the walls before demolition starts. Galvanized supply lines and tapped-out panels stop being surprises once they are already line items. During construction the work zone gets sealed behind dust barriers, the rest of the house keeps running, and the site gets swept before we leave each day.

Homeowners are most of this page, but not all of it. We remodel kitchens for landlords on tenant turnovers, for HOA boards updating clubhouse kitchens, and for property managers running the same scope across multiple units. That work gets what it needs: certificates of insurance, a schedule built around occupancy, per-unit pricing that holds from the first unit to the last, and one point of contact from bid to final inspection.

Ventura runs plan check electronically through the VenturaOPS portal: PDF submittals capped at five files, reviewed in the order received, deposit collected up front. Moving gas, adding circuits or relocating drains adds mechanical, electrical and plumbing permits on top of the building permit. We prepare the submittal, track corrections and schedule the inspections. Plan review runs while cabinets are on order, so the waiting overlaps instead of stacking.

Ventura Kitchen Remodels - FAQ

Do I need a permit to remodel my kitchen in Ventura?

Yes for most remodels. Moving plumbing or gas, adding circuits, or removing a wall requires permits, and Ventura issues separate mechanical, electrical and plumbing permits alongside the building one. Paint, counters and new cabinet faces in the existing layout usually need none. We confirm the answer for your scope and handle the submittal.

What timeline should I plan for?

Six to ten weeks of construction, measured from demolition. Design, plan check through VenturaOPS and cabinet lead time all come before that. The city reviews plans in the order received, so we submit early and put cabinets on order during review. The waiting happens while your current kitchen still works.

What surprises come up in older Ventura kitchens?

Three show up constantly: galvanized supply lines, panels with no spare capacity, and unpermitted past work that has to be corrected before ours can pass inspection. Pre-war houses add a fourth, framing never meant to open up. We name the likely ones at the walkthrough and price them in writing.

Can you remodel a kitchen in a Pierpont beach house?

Yes. The slab gets a moisture test before any flooring is chosen, hardware is specced for salt air, and the hood ducts outside. Get those three decisions right and the rest of a beach house remodel runs like any other.

What kind of cabinets hold up near the coast?

Plywood boxes, hardwood faces, and hinges and slides rated for coastal air. Box construction matters more than door style: particleboard swells at the seams, and cheap hardware pits and stiffens within a few years of beach exposure. Compare the options in person at our Thompson Blvd showroom.

Can you open my kitchen to the living room?

Usually, yes. Bearing walls come out with an engineered beam, a permit and temporary shoring while the load transfers. In pre-war bungalows we verify the framing above before promising anything. For a company that builds houses, this is standard work.

Do you work with property managers and HOAs?

Regularly. Tenant-occupied units get schedules built around access windows and a kitchen back in service fast. HOA projects get certificates of insurance, board-ready scopes and architectural review paperwork handled alongside the city permit. Multi-unit programs run on repeatable per-unit pricing, with one contact for the whole program.
