When is a stucco crack worth fixing?
Here, almost immediately. Wind-driven coastal moisture exploits cracks inland walls could ignore for years. Anything you can catch a fingernail in deserves repair this season; true hairlines get sealed at the next recoat. Cheap now or expensive later is the whole menu.
Why is there rust streaking down my wall?

Almost certainly a flashing shortcut during the retrofit; caulk was asked to do a flashing's job and coastal wind found it. The fix is opening the perimeter and integrating real flashing with the weather barrier, then rebuilding the stucco. We do it correctly and permanently.

Survey first: every elevation mapped, damage ranked, phases priced. The board approves a multi-year program instead of emergency change orders, repairs land ahead of the repaint so one scaffold serves both, and the association's reserve study gets real numbers to plan against.
